I'm especially proud to have authored the award submission that earned PENN 2 the title of Global Category Winner for the Council on Tall Buildings and Urban Habitat (CTBUH) 2025 Repositioning Award. The initial submission included Q&A, drawings, and images, winning PENN 2 an Award of Excellence in the Repositioning category. Four other projects worldwide received this award in the same category and were invited to compete at the CTBUH 2025 International Conference. I prepared a 20-minute presentation and Michael Zaborski hit it out of the park with his delivery, bringing home the overall trophy for PENN 2. 🏆
We are pleased to share PENN 2 in New York City is the overall category winner for the CTBUH 2025 Repositioning award! 💫 ♻️ Reimagining a key midtown Manhattan site with a bold adaptive reuse strategy, this repositioning of a 33-story office building effectively preserves embodied carbon, reduces cost, creates a civic asset, and minimized disruptions during construction. The design strategy centered on a full re-cladding of the original 1960s structure, improving overall performance while allowing the building to remain occupied throughout construction. A reduction of 28% in overall energy use provided a downsizing of MEP systems and brought the building into full compliance with the city's Local Law 97, eliminating projected emissions fees of more than US$500,000 annually. Beyond performance, the reconfigured site improves public space and pedestrian circulation at a critical urban junction between Penn Station, Madison Square Garden, and the broader Penn District. Congrats to everyone who worked on this project! 270 Park's lobby is a pastiche of classical elements, following in the tradition of bank architecture. Center steps lead up to a seating area (cella). Flanking this area are the elevator cores, fluted like giant columns. The two giant works by Gerhard Richter are like the antae of a Greek temple.
